Ottantotto Firenze

A seven-room boutique hotel in Florence’s Oltrarno, set in a 16th-century former bakery and orphanage restored by an architect. Eclectic, design-led and deeply local — less a hotel than a Florentine’s beautifully kept home, with a secret walled garden.

The Highs

An architect’s restoration that feels lived-in
In the middle of the Oltrarno, Florence’s most local neighbourhood
A hidden, peaceful garden in the city
Beautifully priced for the design and the location

Stuff You Should Know

This is a residence, not a full-service hotel — reception runs roughly 8am–1pm, and a smart check-in code lets you come and go after hours. No restaurant, no spa, no pool, no lift; expect stairs and a building that wears its 500 years honestly. Breakfast is in the garden or living room, with an honesty bar the rest of the time. Rooms vary wildly — street-facing ones catch some traffic noise, garden-facing ones are serene. It sits in a ZTL restricted-traffic zone, so no car access to the door.

The side of the Arno the locals kept for themselves. A quiet residential street in the Oltrarno, Florence’s artisan quarter — five minutes from Piazza Santo Spirito, and a 10–15 minute walk across the river to the Duomo and the Uffizi Gallery.

Food + Drink On-site surprises

No restaurant, no problem — the neighbourhood does the cooking.

Let’s be clear up front: there’s no restaurant here, and that’s by design. What you get is a generous homemade breakfast — pastries, eggs, bread, fresh fruit — served 8–10:30am in the fire-lit living room or out in the garden under the aged medlar tree. The rest of the day, the living room’s honesty bar runs on trust: pour your own wine, spirits, tea or coffee. For dinner you step outside, which is the whole point — this is the Oltrarno, where the locals actually eat. Santo Spirito’s trattorias and wine bars are minutes away, and a couple of rooms even have a kitchenette if you’d rather stay in.
